Significant preserved natural corridors along Chocolate Bayou and West Fork of Chocolate Bayou totaling 93 acres
 
23-acre Regional Park, thee recreation centers, numerous neighborhood parks
 
20+ mile trail system along bayous, canals, and easements, connecting schools, parks, and recreation centers with pedestrain underpasses at major roads
 
289 acres of storm water detentionlakes amenitized for esthetics and added property values
 
Monumentation and quality facilities will set the standard for future
development south of State Highway 6

Manvel: Proposed 90% property tax participation 50% sales tax participation
 
Iowa Colony:  Proposed 50% sales Tax participation
 
Potential County participation for both TIRZ's
 
Total develoment costs: $250 million
 
Proposed Manvel TIRZ - eligible Improvements: $95 million
 
Proposed Iowa Colony TIRZ - eligible Improvements: $22 million
 
Proposed in-City MUD's for typical neighborhood improvements
 
   Three in Manvel
   One in Iowa Colony
   No MUD's currently proposed for Alvin ETJ section
 
In consideration of marketability of combined City and MUD tax rates, development proposals provide for flexibility to allow shifting of eligible improvements between TIRZ and MUD
 
Certain MUD-eligible improvements would also be eligible to be financed through TIRZ, but actual allocation would be made as bonds are issued depending on conditions at a time
 
Eligible "MUD-shifted" items would be water, sewer, and drainage facilities that serve a master or regional purpose
